Welcome To Virginia’s Horse Country
I am privileged to have called the Warrenton area home since 2002, and have a genuine appreciation for the country lifestyle that makes this region so special. Whether you're searching for a home with elbow room, a horse farm, a luxury estate, or a quaint home uptown, I will work to make your experience smooth, informed, and successful.
Horses drew me to Fauquier County in 2002 and have shaped the way I see land, the way I evaluate a farm and the way I connect with clients who love this lifestyle as much as I do. When I am not out selling homes, you'll likely find me on my 22 acre farm caring for my horses and goats, or tending my gardens. Whenever possible, I am trail riding, taking dressage lessons, exploring local wineries, hiking with Henry—my Miniature American Shepherd—or out with friends soaking in Virginia's beautiful countryside.
Community has always been at the heart of who I am. Through organizations like my church, the Ruritans, Old People's Riding Club and the Fauquier Equestrian Forum, I’ve developed valuable lifelong friendships and local connections. Giving back to the community genuinely matters, and I’ve been blessed to help homeless and local families in need while serving on the BOD of Community Touch, as well as volunteering with Rainbow Therapeutic Riding.
My real estate career is built on relationships, trust, and service. I'd be delighted to learn more about you and your real estate goals. I’m prepared and ready to help you step into your new life.
I'm Living the Dream — And I Want to Help You Find Yours
I've been on a horse since I was five years old. That's not a marketing line—it's just true. Horses have shaped the way I see land, the way I evaluate a farm, and the way I connect with clients who love this lifestyle as much as I do.
I'm Robin Garbe, a REALTOR® with Century 21 New Millennium, and I've called the Warrenton area home since 2005. I own two horses. I ride on my farm just outside of town. I serve on the board of the Old Peoples Riding Club, support the Fauquier Equestrian Forum, and volunteer with Rainbow Therapeutic Riding in Haymarket because giving back to the horse community genuinely matters to me.
When you're looking for an equestrian REALTOR® in Fauquier, Rappahannock, Culpeper, or Loudoun County, you deserve someone who has actually mucked stalls, evaluated footing, and understands what it takes to run a horse operation in Virginia. I'm that person.
I don't just sell horse properties—I live on one. And I've spent the better part of two decades getting to know every corner of this incredible landscape.
My motto? You get out of life what you put into it. I bring that same energy to every buyer and seller I work with. Whether you're searching for a hunt country estate, a working farm, or land with trail access and room to breathe, I'd love to help you find it.
Virginia's Piedmont — the rolling landscape between the Blue Ridge Mountains and the Washington suburbs — is one of the most celebrated equestrian regions in the entire country. Here's what makes owning a horse property here so extraordinary:
The hunt country of Northern Virginia is held together by a remarkable network of organizations that have preserved this way of life for generations. These are the groups at the heart of our equestrian community:
Fauquier, Loudoun, Rappahannock, and Culpeper Counties are home to some of the most prestigious equestrian venues and events in the eastern United States. Living here means world-class competition is practically in your backyard.
One of the great joys of horse life in this part of Virginia is what's right outside your fence line. Whether you're looking for a daily hack on public trails, a weekend adventure in the mountains, or guided trail riding for guests, the options are exceptional:
One of the genuine advantages of owning a horse property in this part of Virginia is the caliber of equine veterinary care available locally. Whether it's routine wellness, performance medicine, or a late-night emergency—help is close.
From specialty performance feeds to hay, shavings, and hard-to-find farm supplies, the feed stores in our area have served the horse community for decades—and the staff actually know what they're talking about.
Whether you're outfitting for the hunt field, the show ring, or a trail ride along the Rappahannock, the tack shops in our region are exceptional—and some of the most storied equestrian retailers in the country call Northern Virginia home.
I've been soaking up everything this area has to offer since 2005, and I still feel lucky to live here every single day. Here's why horse people keep finding their way to Fauquier, Rappahannock, Culpeper, and Loudoun Counties—and why so many of them never leave:
Equestrian and farm properties are not standard real estate transactions. The value is in the pastures, the footing, the barn infrastructure, the water access, the fencing, the trail easements, the zoning, and all the things that don't fit neatly into an MLS data field. A generalist agent can't evaluate what they haven't lived — and they can't communicate that value to buyers who are counting on them to get it right.
I've been riding horses since I was five years old. I've lived on and around horse farms in this area for 21 years. I own two horses. I know what a well-built barn actually costs to replicate. I know what good footing looks like versus what photographs well. I know the equestrian communities across Fauquier, Rappahannock, Culpeper, and Loudoun Counties the way only someone who has ridden, volunteered, and built friendships here for over two decades can.
My clients describe me as "an ally and guide," "communicative," "knowledgeable," and "down-to-earth." That's not accidental. It comes from genuinely caring about getting the right outcome — not just closing a transaction.
My motto is simple: You get out of life what you put into it. I put everything into every client I serve.
Whether you're searching for a hunt country estate in Fauquier, a secluded retreat in Rappahannock, working farmland in Culpeper, or an equestrian property in Loudoun County — I'm ready to get to work for you.
Whether you're buying your first farm or selling a property full of improvements that a standard agent would completely undervalue — I'm the person you want in your corner. Tell me what you're looking for: acreage, barn stalls, disciplines, proximity to trails or venues, budget. Let's talk.
